New Development Progress Update  

Over the last number of months we have been working hard to overcome the challenges which we outlined in our previous communication, we will break down the updates into some of the key areas of focus

Funding
  • Loan application: has been delayed due to some additional due diligence by respective solicitors,which in turn required GAA Central council approval. 
  • As part of our clubs internal governance structure and club constitution, we had to seek approval from our Club trustees, Dublin Co.Board, Leinster Co.Board who in turn had to receive formal approval from GAA Central Council / National Finance management Committee which also required us to update our Club Trustees and put in place a refreshed Deeds of trust. 
  • This is all now in place and pending a review which we expect in the coming weeks. 

We are still trending towards €220,000 - €250,000 to close the development with all other funding secured and/or in progress

Grants 
  • We have 3 grants of circa €200,000 pending draw down upon completion of some of the development works - this is in progress and sequenced, we do not foresee any challenges 
  • 1 grant pending final award, Sports Capital Grant allocation ( Pitch 1 flood lights & Solar panels ) €142,000 which has some additional inputs required to formally secure the grant - Additional quotes & final agreement of taking in charge provision which is a requirement of the government as our full allocations from Sports Capital have now exceeded €400K 
  • 2 pending grant submissions - awaiting decision ( electric mower /pitch marker ) and Juvenile All weather pitch

Development update 

Utilities 
We have been endeavoring to have our new facility connected to utilities over the last number of months and we have now got the majority of challenges / barriers removed for Gas & electricity 
  • Electricity: Delays experienced with the fitting of the meter due to the internal set up of the CT Chamber which required retro-fitting by supplier to facilitate the fitting of the meter and ensure our warranties - connection expected next week 
  • Gas: Despite challenges with a commercial set up of our new club account & subsequent delays with the handover and additional site requirement requests of GNI. The meter  will be set up on Mon 12/05
  • Water: We are still working with Uisce Eireann on our connection and expect this to be imminent, there was a misallocation of our payments which lost us 6 weeks in the process - This has now been resolved and the initial site survey completed. We are currently in an escalation and are hoping to move this activity forward as soon as possible 

Club House & Sports Area 
Significant progress has been made on the internal finish of the club house and we are circa 85% at completion, some areas still pending completion 
  • Ground Floor: 
    • Cold room, dressing rooms, referee room, training room, physio room and ground floor office are all complete.
    • Sporstshall is complete pending the installation of the floor - which is in storage awaiting connection of Gas and climatisation 
    • Club Shop: Fit out is in planning to be complete in May 
    • Training room to be sequenced and fit out in May
    • Main entrance is pending completion with the installation of lift.

  • 1st Floor : 
    • Club meeting rooms are pending completion with some plastering and painting to be scheduled 
    • Club kitchen: Is pending the installation of small kitchen & fit out expected by mid June 
    • Club Function room: Is ready for installation of club bar, which we have engaged 8 companies in our tender process and have two potential suppliers. The decision is pending next week with a turnaround time of 6 weeks for installation
    • Fixtures & fittings are in progress of selection with no timeline concerns for delivery of same
    • Club Cold room is being scheduled to align with the bar fit out - No concerns at this current time.
    • Feature wall & Stairs are pending completion with the end of May set as a timeline for completion

External Works 

  • Pitch Works:
     
    • Ball stop nets are in progress of being repaired following storm damage
  •  
    • Pitch side fencing finishes are in progress ( due to redesign and movement of Maintenance/storage sheds ) 

    • Pitch maintenance, feed, sanding and cutting all complete and ready to play
  •  
    • Floodlights to be installed, electrification and testing pending shed completion for generator set up 

    • Dugout installation and installation of goal and pitch marking all in progress with expectation to be complete in next two weeks
  •  
  • Parking & groundworks 
    • As a result of the additional ground footprint there was a requirement to redesign the facility, roads, lighting and landscaping with approval and formal certification of road access -  Benefits of redesign, additional 56 parking spaces & land provision for a Juvenile All weather pitch, along with a larger shed footprint and more favourable location for access
    • Maintenance/Storage shed, redesign and installation pending, completion to be confirmed 
    • Entrance Pillars ongoing discussion with Fingal Co Co on final solution 
    • Perimeter fencing, in progress and will be coordinated aligned with development closure - timelines pending 
  • External Access
     
    • Road access is pending the completion of the Active Travel works ( Fingal Co Co )  scheduled for mid-May - these works will facilitate safer access to the development with filter lanes, cycle lanes and Toucan crossing 


What else has happened 
  1. Pitch side sign tender ( which incorporates internal & external club signs and statement pieces - Is closed with the successful company awarded the contract and next steps to be agreed - Formal communication of our partnership will be shared in coming days 
  2. Commercial Offering catalogue and online tool in progress and will launch in the coming weeks ( Testing in progress with Schools for existing pitch access ) 
  3. Exec Structure, Role & Responsibilities refresh in progress to future proof how we work together and best represent our members and identify gaps in our structures as we move from a Small/medium club to a large club
  4. Beverage tender agreed with wholesale provider in place
  5. Cold Room supplier Tender agreed and closed with preferred supplier 
  6. Additional grant planning for the supply of additional & expanding services and offerings for our club members 
  7. Our club history planning restoration of our club history pictures, jerseys, and medals, trophies with a dedicated space in our new club development 
  8. Bar licence Application, preparation and readiness
  9. Handover readiness and preparation 
  10. New Club working model planning & decisions to be made by end of May

Next steps
  • Club Coach Q&A - Complete
  • Site Tour Saturday 31st May 2-4pm for all members and Decision milestone for Soft and/or Full opening
  • Closure of Bremore Park 

With a project of this scale and size there are still a number of known risks which we are currently tracking and working on mitigating
