New Development Progress Update  

In our previous update regarding the development timelines we flagged a number of areas of risk to the opening of our new facility. Unfortunately these risks have materialised and are still causing challenges to timelines of various phases of the opening. We are still working through these topics and will provide updates as we make progress, for this reason we cannot provide a final opening date. But rest assured we are very close.

What are the current areas of focus ?

1. Fingal main road and access road entrance not complete -  We are awaiting Fingal timelines for ensuring safe access on Drogheda road and for completion of the new entrance road. We are engaging with Fingal at senior levels to get clarifications and decisions. 

2. Delayed approval of a Fingal grant ( Wheelchair access & lift ) this grant has been approved and the works have commenced and lift is on order and we are awaiting delivery for installation. This delay has a further potential to impact our building certification timelines and our timely application for bar licence. 

3. Further Fingal grant information request ( Perimeter Fence & Security Access ) required including 3 additional tenders - We had been notified of a grant award in early Dec and a further requirement of additional quotes and paperwork to receive formal approval of grant - This rework is in progress and we hope timelines will not delay us further 

4. Car Park & Park entrance redesign, We had contracted a 3rd party company to support the redesign of the car park with the new entrance due to the high level of land height difference between Fingal ground and club grounds, there was a legal requirement on the club to have this new access road certified and approved - This is expected to be finalised next week & works on the car park and outside landscaping can commence. 

5. Water Connection is in progress and we are working with Uisce Eireann on closing out the order and agreeing timelines for connection.
6. Pitch final works, before handover this is still in progress with preliminary works completed this week & follow up to take place in coming works to have pitches available weather and soil temperature permitting.

7. Maintenance Shed redesign & Location movement, this is in progress and final agreement to be made in coming weeks and installation to follow upon completion of Point 4 above.

8. Storm Eowyn damage liability discussions are ongoing with the supplier and builder regarding the replacement & repair of the Ball stop net and damage to fencing. We hope to have a satisfactory resolution to this in the coming weeks.

9. Gas Connection, slightly delayed due to meter relocation request, this will be completed next week and connectivity will be finalised

Revised timelines

As there are still a number of open items outlined above which are impacting  us from opening the facilities. We are a number of weeks behind our target dates of the end of March pitch opening and partial facilities opening. We are working hard to close out on the topics and every focus and effort of the club development committee to make progress. 

That being said we have made significant progress on a number of areas 

1. Club house downstairs, plumbing, painting, electrics, fire stopping are all completed with only a final finish of painting required and benches/hangars to be installed in dressing rooms.

2. Club house upstairs, 80% completion awaiting painting, fire stopping false ceilings and final snag elements 

3. Club Bar & Social area, all planning and redesign are now finalised of the bar fitout and tenders are expected next week for fit out, Cold room provider is agreed and installation is in planning

4. All groundwork and civils are completed removing any further delays to car park and road works completion, the new car park design will deliver and additional 36 parking spots, 2 Coach parking bays along with provision for a Juvenile All weather pitch and also increase the footprint 
of our Maintenance/Storage shed area

5. Club shop is ready for fit out 

6. Club sports hall is finalised pending the delivery of hardwood floor and fitting

7. Training room & Physio - Both rooms are complete pending final fitting of rubber flooring

We appreciate our club members' support and patience, the team are working extremely hard on a number of fronts and topics; build, tenders, funding, certification, planning, licence application  to get us up and running and open as soon as possible. 

We will send out a further update towards the end of March with further updates and hopefully we will be in a position to confirm with a strong level of confidence our revised timelines
